Investment Property Loans in Sydney
Investment lending is about structure as much as rate. How you set up your loans affects your cash flow, how easily you can buy the next property, and how cleanly your accountant can claim deductions. We help Sydney investors choose lenders and structures that fit their plans.

Choices we help you make
| Decision | Options | What it affects |
|---|---|---|
| Repayment type | Interest-only or principal & interest | Cash flow now vs debt reduction |
| Rate type | Variable, fixed or split | Certainty vs flexibility |
| Deposit source | Cash, equity from your home, or both | How much cash you keep |
| Loan structure | Separate loans per property vs cross-collateral | Flexibility when you sell or refinance |
| Ownership | Personal name, joint, trust or company | Tax and lending options (ask your accountant) |
Using equity to buy
If your home is worth more than you owe, you may be able to borrow against that equity for your investment deposit and costs. Lenders generally let you borrow up to 80% of your home's value without LMI. We set this up as a separate loan split so the investment borrowing is easy to track.
What's changed for investors in 2026
Since 1 February 2026, APRA limits banks to 20% of new lending at six or more times the borrower's income, with separate limits for investors and owner-occupiers. Lenders also still test your repayments at the rate plus 3%. If you already have several loans, borrowing capacity can vary a lot between lenders, so comparing matters more than ever.
Investment loan questions
Interest-only or principal and interest?
Interest-only lowers repayments for a set period (usually up to 5 years), but you don't reduce the debt and rates are usually higher. Your accountant can tell you how each affects your tax.
Can I claim my loan interest?
Interest on money borrowed to buy an income-producing property is generally deductible. We're not tax advisers, so confirm your position with a registered tax agent.
How many properties can I buy?
It depends on income, rental yield, existing debt and each lender's policy, not a fixed number. Estimate your borrowing power →
