Commercial Property & Business Loans in Sydney
Commercial lending is assessed differently from home loans: lenders look at the property's income, the business's financials and the security. We prepare your application so it reads the way a credit manager needs it to, then approach banks and non-bank lenders that fit the deal.

How commercial loans differ from home loans
Lower maximum lending
Often 60–70% of the property's value, sometimes up to 80% with strong financials.
Shorter terms
Commonly 15–25 years, sometimes with periodic reviews.
Income matters
Lenders check rental income or business cash flow against repayments.
Security and guarantees
Directors usually give personal guarantees; extra security can help.
What we'll ask for
- Last 2 years' business financials and tax returns
- Year-to-date figures and BAS
- Lease details for tenanted property
- Business plan or project details for developments
- Personal assets and liabilities statement
Commercial finance questions
Do brokers charge for commercial loans?
Sometimes. Commercial lenders may pay lower or no commission on some deals, so a fee may apply. We'll agree any fee with you in writing before we start.
Is commercial lending regulated like home loans?
Most business-purpose lending isn't covered by the National Credit Code, but we still follow the MFAA Code of Practice and explain every term to you.
